A Building Envelope Condition Assessment (BECA) is a detailed review of the exterior components of a building to assess their current condition, identify deficiencies and determine where repairs or further investigation may be required.
The building envelope includes the components that separate the interior of the building from exterior conditions and manage the movement of water, air and heat through the building.
When is a BECA Useful?
A BECA may be completed when there are known or suspected building envelope problems, when major repairs are being considered, or when a more detailed assessment is required than can be provided through a general building condition or depreciation report.
The assessment can also be used to establish the current condition of an aging building envelope and assist with planning future repairs and replacement.

Components Reviewed

Depending on the building construction and scope of the assessment, the review may include:
- Exterior wall and cladding systems
- Windows and exterior doors
- Roof systems
- Balconies and decks
- Flashings and sealants
- Exterior penetrations and drainage components

The assessment includes a visual review of accessible building envelope components to identify deterioration, installation deficiencies, water-management concerns and other conditions that may affect the performance of the building envelope.
Where required, the assessment can be expanded to include moisture testing or infrared imaging to further investigate identified conditions.
REPORTING
Following the assessment, we provide a written report documenting the building envelope systems reviewed, observed conditions and identified deficiencies. The report includes photographs and recommendations for maintenance, repair, further investigation or replacement where applicable.
Where significant repairs are required, additional services can include preparation of repair scopes, tender documents and assistance with the contractor selection and remediation process.
