Visual inspections can identify many building envelope deficiencies; however, the condition of concealed components cannot always be determined from the exterior. Where water penetration, deterioration or a concealed construction deficiency is suspected, invasive testing can be used to further investigate the condition.
Invasive testing involves making selective openings in the building assembly to expose concealed components and determine their condition. The location and extent of the openings are selected based on the building construction, observed conditions and the specific issue being investigated.

The investigation findings are documented with photographs of the exposed assemblies and a description of the conditions observed. Where possible, the report identifies the probable source or cause of the problem and provides recommendations for repair or additional investigation.
Where broader repairs are required, the findings can also be used to assist in developing a repair scope and remediation program.
